Before buying or renting

Location, floor plan and accessibility matter most. Central districts with a short connection to the main station and the exhibition centre perform well, as do one- and two-bedroom flats with a separate sleeping area. A balcony or a view affects the booking rate more than additional floor space. We are happy to view properties with you before you buy and assess what is achievable.

That depends on the municipality, the zoning rules and the type of use — there is no single answer for the whole canton. We check the situation for your address before you buy or rent. For a legally binding assessment, consult the municipality or a specialist; we tell you what to watch for and where to ask.

Subletting generally requires the consent of the landlord, and your tenancy agreement may restrict or exclude it. Whether it works in your case is something we clarify from your agreement in the first conversation — before any further steps. Without consent we advise against it.

That depends on location, size, furnishing and season. Instead of a blanket figure we calculate an estimate for your specific address — via the calculator on this site as a first approximation, then more precisely in conversation. We stay away from percentage promises: they say nothing about your property.

Expect costs for furniture, linen, kitchen equipment and an electronic lock. The amount depends on size and condition. We put together a list before you buy anything and say what is worth it and what is not — some of it can come from furniture you already have.

If the flat is furnished and ready, we usually set up the listing, photography and platform profiles within two weeks. If furnishing is still pending, the timing follows procurement. We plan the sequence together so the flat does not stand empty unnecessarily.

Income from short-term rental is taxable — we supply the records; assessing your situation belongs with your tax adviser. On visitor taxes, Zurich is a special case: the canton has no statutory accommodation levy. What guests pay as "city tax" on an Airbnb booking (CHF 3.50 per person per night) rests on an agreement between Airbnb and the canton and is collected by the platform. We will look at it and tell you frankly — including when the answer is no. Strict house rules, difficult access or a floor plan without a separable sleeping area all count against it. An honest no costs both sides less than an attempt that does not pay off.

Yes, we coordinate professional cleaning between every stay. We also provide hotel-quality linens, towels, and essential toiletries for your guests.

Yes, short-term rentals must be fully furnished and equipped. If you need assistance, we can provide recommendations or connect you with interior designers who specialize in short-term rentals.

We cover the entire city of Zurich and the surrounding municipalities within the canton. If your property is slightly outside this area, please contact us to discuss possibilities.

Revenue and billing

We use advanced dynamic pricing software combined with our local market expertise. Prices are adjusted daily based on factors like seasonality, local events, day of the week, and booking lead time to maximize your revenue.

We process payouts monthly. You will receive a detailed statement of your earnings and expenses, and the net revenue will be transferred directly to your bank account.

While we use dynamic pricing to maximize occupancy, there may be occasional vacant days. However, our strategies typically result in higher overall revenue compared to traditional long-term renting, even with some vacancy.

We strictly vet all guests before accepting bookings. In the rare event of damage, platforms like Airbnb offer host protection programs (up to $3M). We handle the entire claims process on your behalf.
