The reason is that demand does not hang on dates — guests come for the city itself, evenly across the year. Grossmünster, Fraumünster, Niederdorf and Bahnhofstrasse are within walking distance, the main station reachable on foot.

What makes the old town difficult to run?

Four things that come together. Older buildings with weaker sound insulation between flats. House rules that are stricter in long-inhabited buildings. No parking, which makes deliveries and cleaning trips more laborious. And noise from the nightlife, which ends up in the review even though it has nothing to do with the flat. Whether a flat is suitable depends heavily on the building and the floor — a courtyard side on the third floor is a different matter from the street side on the first.

Does the zoning regulation apply particularly strictly in the old town?

The old town lies in the core zone with its own provisions, and the mandatory residential quota (Wohnanteil) is a live issue there — with housing scarce in the centre, that is politically intended. This makes checking the specific address particularly important here. Add to that heritage protection (Denkmalschutz), which restricts structural changes: an electronic lock on a protected front door is not always possible.
