Airbnb and Booking.com as standard, further channels on request. Airbnb charges around 15 per cent from the host, Booking.com typically about 20 — that difference belongs in the calculation, because the same nightly rate leaves you with different amounts. We keep the calendars synchronised so a booking on one channel blocks the others.

From the full-service tier we do, including linen. In the basic tier you organise it yourself — that is the actual difference between the tiers, not a longer feature list. Cleaning in Zurich costs CHF 80 to 200 per turnover; guests carry it through the cleaning fee. What matters more than the hourly rate is cover when someone falls ill.

We commission repairs up to an agreed limit without asking, and ask beyond it. That limit belongs in the contract: without it, either too much gets asked or too much gets decided. Guests reach us around the clock, so a broken boiler on a Sunday does not become a bad review.

Yes — that is one of the real advantages over a long-term tenancy. You tell us the weeks and we block the calendar. With a long-term contract that is not possible: own use is grounds for termination under Swiss law, with notice periods and a right of appeal, not a switch you flip.
