Key facts

  • The algorithm uses over 800 signals; the conversion rate weighs most.
  • Guest Favourites needs 4.9 stars, Superhost 4.8 with a 90 per cent response rate, under 1 per cent cancellations and at least 10 stays in 365 days.
  • Four figures are genuinely within your control: response rate, cancellation rate, overall rating, instant book.
  • Instant book is estimated to lift placement by 15 to 25 per cent — and costs you the pre-screening of guests.

What shifted in 2026

The most important change is still not reflected in many guides: Airbnb has shifted weight from the Superhost badge to «Guest Favourites». The latter requires a rating of 4.9 or higher and strong results in the sub-categories.

That moves the target for hosts. Superhost remains attainable with a 4.8 overall rating, a 90 per cent response rate, a cancellation rate below 1 per cent and at least 10 completed stays over 365 days. Guest Favourites demands more — and carries more weight in search.

Anyone working towards Superhost today is working towards the weaker signal. That is not a criticism of the badge but a question of order: the sub-categories — cleanliness, accuracy of the listing, communication, location, amenities, value — are the route to both.

The most important factor: the conversion rate

The algorithm uses more than 800 signals, but one weighs heaviest: the conversion rate. The algorithm tracks how often guests who view a listing actually book it.

This measure has an uncomfortable property: it rewards not visibility but fit. A listing with many views and few bookings gets demoted — even as the views rise. Anyone generating attention with a very low price and then failing to convince through poor photographs or an unclear description worsens their position.

Something counter-intuitive follows in practice: it can be better to sharpen a listing for a narrower guest segment than to make it attractive to everyone. Anyone stating clearly that the flat is on the fourth floor without a lift loses views from guests with pushchairs — and gains conversion rate, because the remaining views lead to bookings.

Your figures, not our examples

The calculator takes the number of rooms, the neighbourhood and the fit-out and shows you a range — with the arithmetic beside it, not as a single figure you have to take on trust.

Estimate the return

The four figures you can steer

Of the more than 800 signals, four can be influenced by your own actions. All four feed into both the Superhost status and the search ranking.

  • Response rate and response time — 90 per cent is the Superhost threshold; anyone replying faster wins bookings from guests who wrote to several hosts
  • Cancellation rate — below 1 per cent for Superhost. A single host cancellation can weigh on the ranking for months
  • Overall rating — 4.8 for Superhost, 4.9 for Guest Favourites. That one tenth decides which signal you get
  • Instant Book — listings with this setting appear, by estimates, 15 to 25 per cent higher in the search results

Instant Book: the advantage and its price

A 15 to 25 per cent higher ranking is a considerable advantage — and therefore a trade-off, not a given. Anyone activating Instant Book gives up the prior review of each enquiry: guests book without anyone approving it.

What limits the risk: Airbnb allows requirements for guests that apply with Instant Book too — verified identity, no negative reviews from previous hosts, a complete profile. Part of the prior review can thus be turned into rules instead of being done case by case.

What remains: you no longer see what somebody is booking for. With properties subject to strict house rules or with sensitive neighbours, that is the point at which we advise against Instant Book — the ranking advantage does not outweigh a complaint to the managing agent. With unproblematic properties we activate it.

What does not help, though it is often recommended

Frequent price changes in the hope of attention. The algorithm rewards conversion, not movement. A price adjustment should have a reason — demand, season, an event — not the intention of being noticed by the system.

Deleting the listing and creating it anew to get a «novelty bonus». That loses the reviews, and reviews are the signal hardest to build. An account with fifty good reviews achieves higher prices than a new one — the supposed bonus costs more than it brings.

Ticking as many amenities as possible, including ones barely present. If a guest cannot find a ticked amenity, they lower the rating in the «accuracy» sub-category — and that is exactly the one that counts for Guest Favourites.

Frequently asked questions

Over 365 days: a 4.8 overall rating, a response rate of at least 90 per cent, a cancellation rate below 1 per cent, and at least 10 completed stays or 3 reservations totalling more than 100 nights. Assessment is quarterly.

Guest Favourites — in 2026 Airbnb shifted algorithmic weight towards it. It requires a 4.9 rating and strong sub-category results, but carries more weight in search than the Superhost badge alone.

With unproblematic properties, yes: a 15 to 25 per cent higher ranking is considerable, and guest requirements limit the risk. Where house rules are strict or the neighbours sensitive, we advise against it.
