From one property to several: where it gets easier and where it tips

Share the laundry logistics, bundle the cleaning trips — but from CHF 40,000 the letting counts as a business in its own right. The thresholds you have to know.

What gets easier with the second property

The effort per property falls, but not equally everywhere. Most clearly with logistics: anyone with two flats in the same building or district shares laundry runs, storage of materials and cleaning appointments. A cleaner serving two properties one after the other charges differently from one making a single visit.

Also cheaper: tools. A pricing tool costs around USD 20 per property per month — but the effort of learning it arises once, not per property. The same applies to guest communication templates, checklists and the arrangement with a cleaning firm.

And knowledge: what you learned on the first property about pricing, guest selection and fittings works on the second from the start. Trade sources describe exactly that as the reason why the second property often runs better than the first did in its first year.

The thresholds you have to know

With the second or third property, limits come into view that seemed distant with one. Two are matters of tax and are frequently confused.

At CHF 40,000 of annual gross rental income including service charges, holiday-letting counts as a business in its own right for VAT purposes. At CHF 100,000 of worldwide annual turnover, mandatory VAT registration arises. For accommodation a special rate of 3.8 per cent applies in 2026 — limited until the end of 2027, rising to 4.2 per cent from 1 January 2028.

For scale: if gross revenue of CHF 3000 to 5000 a month is cited for well-run one-room flats in strong Swiss city markets, the CHF 100,000 limit is in sight with two properties and exceeded with three. That is not a distant possibility but a point for planning.

Where it tips

The limit of self-management lies not at a number of properties but at simultaneity. One property with one problem is manageable. Two properties with changeovers at the same time on a Saturday midday and a water leak in the third are not.

On the time required, first-hand accounts give an order of magnitude: guest enquiries alone add up to around 180 hours a year, 15 to 25 hours a month in high season. These figures apply per property and do not grow linearly, but they grow.

The point most frequently underestimated is cover. With one property you can time your holiday for when little is booked. With three that does not work — one of them always has a changeover. Without cover you are tied to the calendar, and that is a form of commitment no calculation reflects.

From what point a structure makes sense

With several properties the question of legal form arises. For the private letting of one or two flats, declaring as a private individual is normally sufficient. From three properties, VAT liability and regular six-figure income, examining a company is worthwhile.

What can speak for it: limiting liability, a clearer separation of private and business assets, easier transfer on sale or succession. What speaks against it: formation and administration costs, double taxation of profit and distribution, and the loss of the more favourable treatment of private capital gains.

That balancing belongs with a tax adviser, not on a website — the answer depends on income, wealth, family situation and plans. What we can say: the time to ask it is before the third property, not after. Restructuring after the fact costs property gains tax (Grundstückgewinnsteuer).

What proves itself in practice

Properties close to one another. Two flats in the same street are easier to run than two in different municipalities — for cleaning, laundry, storage of materials and in an emergency.

Similar fittings. Anyone using the same beds, textiles and small appliances in both properties can share stocks and keep replacements on hand. Different bed sizes are a nuisance you decide on once and pay for for a long time.

A shared checklist per property for the cleaning: what is kept where, what needs restocking, what to watch out for. With changing cleaners that is the difference between consistent quality and chance.

And separate calendars, but one central overview. Anyone running two properties in two systems overlooks the simultaneous changeover — and simultaneous changeovers are the point at which self-management tips.

It depends not on the number but on simultaneity and on your availability. Anyone living within walking distance and free with their time manages three properties. Anyone in employment and not living nearby meets a limit at the second.
