Manage Airbnb yourself or hand it over? A calculation everyone has to make for themselves

Around 180 hours a year go on guest enquiries alone. What self-management actually costs — and when handing over pays.

What self-management costs in time

The figure that appears most often in first-hand accounts: answering guest enquiries alone adds up to around 180 hours a year — more than a month of full-time work. On top of that come coordinating cleaning, damage reports, complaints and maintaining the listings.

In high season the workload rises, according to the same sources, to 15 to 25 hours a month. In quieter months it runs at 2 to 3 hours a week. Managing the accounts and adjusting prices come on top.

These figures are experience values from the German-speaking region, not from Zurich in particular. As an order of magnitude they hold: the workload depends on the number of bookings, not on the location.

The calculation that counts

The comparison is not «commission against nothing» but «commission against your own time plus your own costs». Anyone managing themselves pays for cleaning, laundry and consumables anyway — that does not disappear, it is merely organised personally.

What is actually at stake: your own working time, being reachable around the clock, and the risk of having no cover when something goes wrong. Anyone tied up professionally or living far away soon meets a limit that no amount of extra care will solve.

When self-management makes sense

We say it openly, because it makes the decision more honest: there are cases in which self-management is the right choice.

  • You live in the same building or within walking distance and are on site anyway.
  • You let rarely — single weeks in the year, while you are away yourself.
  • You enjoy hosting and want to handle the contact yourself.
  • Your time is not the limiting factor, and you can step in at short notice.

When handing over pays

The converse holds just as much: if you do not live nearby, are tied up professionally or look after more than one property, the workload will at some point exceed the commission — measured in time you could spend otherwise.

A second point is often underestimated: pricing is not a one-off exercise. Anyone not continuously adjusting prices to demand, season and events is leaving income on the table — and that loss rarely gets noticed, because it never shows up as an invoice.
