Instant Book is a setting that lets guests book without the host's prior approval. Listings with it switched on appear an estimated 15 to 25 per cent higher in search results. The price is giving up screening: the host learns of the booking only once it is confirmed.
The trade-off
Fifteen to twenty-five per cent better placement is a great deal for a listing — it is the single largest effect any setting has in search. That is why Instant Book is not a formality but a trade-off.
What you lose is screening. Without Instant Book you see every enquiry, read the message, check the profile and approve or decline. With it you learn of a booking once it already stands — and you no longer see what someone is booking for.
What limits the risk: Airbnb allows requirements for guests that apply to Instant Book too — verified identity, no negative reviews from previous hosts, a complete profile. Part of the screening can thus be turned into rules that bite before the booking.
Which property it suits
The answer turns not on the flat but on the building. For flats with strict house rules or sensitive neighbours we advise against Instant Book: the gain in placement does not outweigh a complaint to the administrator, and in a condominium a single complaint can start a debate about use.
