Airbnb occupancy in Zurich: why the same city ranges from 43 to 74 per cent

Four data providers, four figures for the same city. The difference is not in the market but in the definition — and it changes every calculation.

What is occupancy for an Airbnb flat?

Occupancy is the share of booked nights in the possible ones. For Zurich the data providers state between 43.4 and 74 per cent for the same period, because some calculate on available days and others on all calendar days. We calculate with 64 per cent for a well-kept property in the city and state the range openly.

Why four providers state four figures

Occupancy sounds like an unambiguous quantity and is not. The numerator is undisputed — the booked nights. The denominator is not: do you calculate on all calendar days, or only on the days the flat was bookable at all?

A flat booked for 100 nights and available for 150 has 67 per cent occupancy by one definition and 27 per cent by the other. Both are correct, and both describe something different.

For Zurich that produces a range wider than the difference between two cities. Taking an average of them would be wrong — it would have no methodology.

We calculate with the upper third of the evidenced range rather than the mean: the average of all listings includes flats available only a few months, without reviews, or not actively run at all. What actually moves occupancy

Three quantities, in this order. First, price: a fixed nightly rate measurably costs occupancy in Zurich, because demand swings between 56 per cent in July and 38 in January. Second, reviews: a listing without them reaches around 82 per cent of its later level in the first year, by our assumption. Third, the fittings, and specifically through the search filter — anyone not offering «washing machine» or «workspace» does not appear in those searches.

What barely moves it: the location within the city. For long-term rent, district 1 is 84 per cent above district 12; for short-term letting the spread is considerably smaller, because a guest staying two nights pays less attention to the address than a tenant of ten years.

A fixed nightly rate leaves occupancy on the table in Zurich, because demand swings by 18 points over the year and individual weeks — trade fairs, events — run far above that.
