With concrete journey times in the title and description: «10 min. Zurich main station, 25 min. Zug» says more than «central on Lake Zurich». Add a genuine workspace with a table, chair and light — not the kitchen table — Wi-Fi with the speed stated, and an invoice with an address for expense claims. Address this group and you can save on décor; you should not save on the workspace.
Thalwil has its own building and zoning ordinance (Bau- und Zonenordnung); the Zurich city regulation does not apply here. We found no publicly accessible source on restrictions for short-term letting — which does not mean none exist. Following the Kilchberg resolution of 16 June 2026, several lakeside municipalities are watching developments. The building authority gives binding information; obtaining it is the owner’s task.
On a different calculation: achievable nightly rates are below city level, stays are longer. Fewer cleaning turnovers mean lower costs per franc of revenue — at CHF 80 to 250 per turnover that is the biggest lever. Competition is also lower: in Zurich you compete with hundreds of listings, in Thalwil with considerably fewer. For an owner who already has a flat there, that is a good starting position.
The lake bathing area and promenade make the village attractive to families in summer — a group with particular requirements. What counts: a cot and high chair on request, enough crockery, a washing machine, and a layout in which children can sleep separately. What families filter for: lift, parking, no smoking. Fail to state these attributes and you will not appear in filtered searches.
